Application Procedure

Tenants should be in employment, the main tenant 21 or over, be non-smoker with no pets. To allow a landlord to consider an application, we require a completed application form for each tenant and guarantor, and proof of your right to rent in the UK. A holding fee will be taken when an application is considered to be acceptable to be referenced.

WC Dawson & Son work hard to ensure your tenancy is set up in the right way. Our fee schedule explains the fees we charge to tenants when setting up a new tenancy.

We will provide a Tenancy Agreement and protect your security deposit with an approved scheme. We will provide a professional inventory. We will also assist your move in and eventually your move out as part of our service to you as a tenant.

Initial tenancy periods are usually 6 or 12 months by agreement, after which the tenancy may be extended on a monthly basis or renewed for another agreed fixed term.

Rents are due monthly in advance, exclusive of any utility charges unless otherwise stated.One month rent, plus a security deposit equivalent to one month rent is payable prior to or at the commencement of the tenancy.
